METHODOLOGY
How the overall score works
The overall investment score is not a simple average of the four pillars. Flood and natural hazard exposure is assessed separately and applied as a multiplier, meaning significant flood risk can materially reduce the final score regardless of how strongly the property performs elsewhere.
This reflects the asymmetric nature of hazard exposure and ensures the overall score is never misleading.
Every report also includes a confidence score, which tells you how much weight to place on the assessment based on the quality of data available.
