Understanding holding costs
Weekly holding cost is the total amount an investor pays to own a property each week, minus the rental income it generates. It's calculated by taking the interest-only mortgage cost and, where applicable, adding estimated operating expenses including property management, rates, insurance, maintenance, accounting and residents association fees.
A weekly cash position close to neutral or positive is generally considered strong for a New Zealand investment property. Properties requiring more than $200 per week out of pocket introduce meaningful holding cost risk, particularly if interest rates rise.

This calculator uses an estimated expense figure of $175 per week ($9,100 per year), based on typical NZ new-build investment property costs. Actual expenses will vary by property.
